Strategic Real Estate Planning

Acquisition/Disposition of Property

Should you want to buy an existing property, KOTAVIN’s Real Estate Team has the market knowledge and processes to purchase your new location.  We will follow the detailed steps below that apply to making the right buying decision in that particular market. Companies for several reason want to sell there owned asset, regardless if it is for capital or moving out of the market.  KOTAVIN ’s Real Estate Team will sell  your existing property to achieve a market maximum return on the investment. 

Market Analysis

KOTAVIN’s Real Estate Team utilizes multiple resources and tools to provide the most accurate and up to date information so you can make the best strategic real estate decision. For each project, we provide a market analysis that comes from expert market knowledge from our boots on the ground, city and county relationships and previous transactional experience.  The analysis is preformed from scratch and customized to provide accurate data so you can make a confident decision on the future of your company.  

Site Visit

Based on our strategic plan and review of the market analysis,  KOTAVIN’s Real Estate Team will go to the market and put boots on the ground.  The first visit by our team is to validate our due diligence from the market analysis and short list the best market options to ensure we are maximizing your time when you visit the market.  During a site visit, our goal is to make sure the  property fits the requirement by utilizing our proprietary checklist. Example: Zoning, utilities, water, sewer, flood plain, roads, etc.

Site Selection

As a result from the answers on the checklist and detailed processes, we will be able to validate the right choice has been made and proceed to the next step with confidence.  The Real Estate Team will work with the property’s broker to negotiate a due diligence period for KOTAVIN’s Development Team to perform their services, and allow us to workout the price and terms of the contract.

Design Build

KOTAVINis a full service Development, Real Estate, Design and Construction company with all employees and services in-house.  Our development team will work with you to outline the building concept and engage real estate to identify land options. In tandem, our Design Team will draft a conceptual plan that fits the budget and purpose of the facility.  The Development and Real Estate Team will perform the required due diligence on the land site prior to acquiring the land. Once the due diligence period is complete, you will approve the design and cost.  Construction can now  commence.  In most cases these projects are self funded by the client.

Build to Suit

Much like the Design Build project above, KOTAVIN will build a custom building that  suits your facility requirements.  In this case,  KOTAVIN will assist in identifying a 3rd party lender to fund the project and who will ultimately become the landlord of the building. KOTAVIN’s Real Estate team will  negotiate the lease terms & commitments on your behalf by representing you as the new tenant.

Sale Leaseback

Should you have locations that you own but are looking to sell the asset, we can help facilitate the sell and negotiate the leaseback terms. Typically companies do this to provide quick capital to channel the income into other areas of operations.
